Welcome to Kolkata Home Stay @ The Cornfield Retreat. By using our website or booking with us, you agree to these Terms. If you do not agree, please do not use our services.
1. Who We Are
“We”, “Us”, “Our” refers to Kolkata Home Stay @ The Cornfield Retreat.
“You”, “Guest”, “Client” refers to any person using the site or booking a stay.
“Website” refers to https://www.kolkatahomestay.com
2. Booking & Payment
Booking Confirmation: A reservation becomes confirmed only when we receive full payment or deposit as specified during booking.
Payment Methods: We accept advance payments via Bank Transfer, UPI, Debit or Credit Card. We do not accept cash or on-site payments.
Minimum Stay: The minimum booking duration is 4 days.
Changes & Cancellation:
Cancel 30 days before check-in → Full refund
Cancel within 24 hours of booking (and at least 14 days before check-in) → Full refund
Cancel between 7–30 days before check-in → 50% refund for all nights
Cancel less than 7 days before check-in → No refund; full amount is charged
Modifications: Changing dates is possible but depends on availability; extra charges may apply.
3. Check-In / Check-Out & Stay Rules
Check-In Time: From 1 PM onwards. Early Check-In may be allowed (depending on availability) and can incur extra charges.
Check-Out Time: By 11 AM. Late check-out may be allowed (depending on availability) and can incur extra charges.
Behaviour and Conduct:
Please respect other guests, neighbours and property. No loud parties or disruptive activities.
Damage to property or loss of items caused by you will be charged.
Smoking / Safety: Smoking inside rooms is not allowed. If you smoke, please use only designated areas.
4. What’s Included / What’s Extra
Included Amenities: High-speed WiFi, LED/LCD TV with HD channels, air-conditioning (unless otherwise stated), and other amenities as listed on our website.
Optional/Extra Services: Some services (e.g. air-conditioning in certain rooms or times) may have additional charges. We will inform you about any such extra charges at the time of booking.
5. Website Use & Intellectual Property
The content on our website — text, images, layout — belongs to us or our licensors. You may view or print pages for personal use only.
Reusing, republishing, selling, distributing, or embedding our material (logo, photos, content) without express permission is not allowed.
Linking to our website by approved organizations is allowed using only our corporate name or URL. Using our logo or artwork requires a prior agreement.
6. Liability, Disclaimers & External Links
Our website may link to external sites. We are not responsible for the content, policies or practices of those external websites.
We make no guarantees or warranties (express or implied) about the accuracy of information on the website or about the services.
To the maximum extent permitted by law, we are not liable for any loss or damage arising from using our website or services.
7. Modification of Terms
We reserve the right to update or change these Terms at any time.
When we change the Terms, we will publish the new version on this page with an updated “Last Updated” date.
It is your responsibility to review the Terms before each booking/use of the site.
8. Governing Law & Disputes
These Terms are governed by the laws applicable in Kolkata / West Bengal, India.
Any disputes must be brought before courts located in Kolkata / South 24 Parganas (as applicable).

10. What to Know Before Booking
Minimum stay is 4 nights.
Full payment required in advance.
Cancellation (if any) must follow the timelines above to qualify for refund.
You’re agreeing to maintain respectful behaviour and abide by stay rules.
